These terms govern your access to and use of legal support services provided by notaryyx related to the purchase of apartments in Thailand. By engaging our services or using the website, you agree to these terms. We provide professional legal assistance, document preparation, and transaction oversight tailored to each client's situation.

Eligibility and permitted use

Services are available to individuals and entities able to enter into legally binding agreements under applicable law. By using notaryyx services, you confirm you are authorized to engage in the requested property transaction matters and provide accurate information.

Clients must be of legal age to enter into property transactions under Thai law or be represented by an authorized adult or legal guardian with proper documentation.

You agree to use notaryyx services only for lawful purposes related to legitimate property purchase activities. Prohibited uses include fraud, funds laundering, or any activity intended to evade legal obligations.

Some services may be restricted depending on nationality, residency, or regulatory rules applicable to property ownership in Thailand. notaryyx will disclose relevant limits during intake and due diligence.

Accounts and access

Where accounts are provided for clients to access documents or case updates, you are responsible for maintaining the confidentiality of login credentials and for all activity under your account.

You must provide truthful, complete, and timely information when creating an account or submitting documents for legal review. Inaccurate information can affect the outcome of property due diligence.

Keep your account secure. Notify notaryyx immediately if you suspect unauthorized access. We implement reasonable security measures but cannot accept liability for losses resulting from compromised credentials.

Accounts are personal and non-transferable unless expressly agreed in writing by notaryyx. Any attempt to transfer access without consent may result in suspension.

If you believe your account has been compromised, contact support immediately at [email protected] so we can take steps to secure your account and related files.

notaryyx may suspend or terminate access to accounts for violations of these terms, suspected unlawful activity, or for security reasons, with notice where feasible.

Scope of services

notaryyx provides legal support for apartment purchases including contract review, title checks, drafting and notarization of sale documents, escrow coordination, and representation at closing where required by law. Specific services and deliverables will be described in individual engagement agreements.

We may modify the scope of services by updating engagement terms. Material changes will be communicated and require client acknowledgment where they affect agreed services or fees.

Service availability may be subject to local office hours, holidays, and the timelines of third parties such as land offices. notaryyx will advise on expected timelines but actual processing times may vary.

Client obligations and rules

Clients are expected to cooperate and provide necessary information to enable effective legal support during a property transaction. This includes responding to requests and attending scheduled meetings.

  • Provide accurate identity documents, ownership records, and disclosure of any encumbrances on the property.
  • Disclose any conflicts of interest or ongoing disputes involving the property at intake.
  • Attend scheduled notarizations, signings, and closing appointments as arranged with notaryyx and relevant authorities.
  • Promptly notify notaryyx of changes to contact details or circumstances that could affect the transaction.
  • Refrain from submitting forged, fraudulent, or misleading documents to notaryyx.
  • Follow lawful advice provided by our legal team and seek clarification when in doubt about legal consequences.
  • Pay agreed fees and costs in the manner specified in the engagement agreement and within the agreed timeframes.

Client materials and content

Materials you provide to notaryyx during the course of engagement—such as IDs, contracts, or correspondence—are referred to as client content. You retain ownership of your original documents.

You remain the owner of documents and facts you supply. notaryyx will only use them as necessary to provide legal services related to your apartment purchase and for compliance purposes.

By submitting client content, you grant notaryyx a limited license to copy, store, and use the materials solely to perform contracted legal services, coordinate with authorities, and provide ongoing client support.

You are responsible for the legality and accuracy of materials provided. notaryyx may rely on such materials unless inaccuracies are discovered through due diligence.

Requests to return or securely delete client materials will be handled according to retention policies and any legal obligations to preserve transaction records for a required period.

Intellectual property

All intellectual property rights in materials, templates, and tools developed by notaryyx remain the property of notaryyx. Clients receive a limited license to use documents prepared for their own transaction, subject to these terms.

  • Do not reproduce or commercialize notaryyx proprietary templates or legal tools without written permission.
  • Do not remove copyright or proprietary notices from documents prepared by notaryyx.
  • Use of notaryyx intellectual property is limited to the specific transaction for which it was prepared unless otherwise agreed.

Paid services and fees

Certain legal services and administrative actions are provided on a paid basis. Fees and payment terms will be set out in the engagement agreement tailored to the scope of work for your apartment purchase.

Pricing is based on the complexity of the matter, third-party costs (such as registry fees), and time required. Fee estimates are provided at intake and will be confirmed in writing.

Payments may be accepted by bank transfer or other methods specified in your engagement agreement. Clear invoices will indicate due dates and details required for processing.

Where subscription or retainer arrangements are used, terms will specify duration, services included, and conditions for renewal or termination.

Refunds, if applicable, are handled in accordance with the engagement agreement and reflect services rendered and third-party costs incurred at the time of cancellation.

Clients may cancel services subject to any notice and payment obligations set out in the engagement agreement. notaryyx may also suspend services for non-payment according to those terms.

Applicable taxes or duties related to services or transaction activities will be itemized in invoices and are the client's responsibility unless otherwise stated.

Prices and fee structures may change over time; existing engagement agreements will govern current clients unless both parties agree to an amendment.

Failure to pay invoiced amounts when due may result in suspension of services and additional collection measures as permitted by contract and law.

Disclaimer of legal outcomes

notaryyx provides professional legal services using reasonable skill and care. We provide advice and support based on information available at the time. Outcomes depend on legal, factual, and administrative factors beyond our direct control.

Limitation of liability

To the extent permitted by law, notaryyx's liability for direct losses arising from our negligence or breach is limited to an amount specified in the engagement agreement. We are not liable for indirect, consequential, or predictive losses related to property commitments or market performance.

Third-party services and authorities

Transactions require coordination with third parties such as land offices, banks, surveyors, and government agencies. notaryyx acts as an intermediary where authorized and is not responsible for third-party delays or decisions once documentation is submitted to external authorities.

Termination of services

Either party may terminate the engagement in accordance with the contract terms. Termination does not affect accrued rights, invoices due, or obligations to retain transaction records required by law.

On termination, notaryyx will hand over client materials and provide reasonable assistance to facilitate transition unless there are outstanding fees or legal reasons to retain records.

Privacy and data protection

notaryyx handles personal data in line with the privacy policy. Data processing is necessary to provide legal services, comply with law, and for legitimate business purposes. Specifics are set out in the privacy policy available on the website.

Communications and electronic records

Communications, including email and electronic documents, are used for case coordination. Clients consenting to electronic communications accept associated risks and should ensure secure handling of sensitive documents.

Changes to terms

We may update these terms. Material changes will be published on notaryyx.club and communicated to active clients. Continued use of our services after changes indicates acceptance of the revised terms.

Governing law

These terms and any engagement agreements are governed by the laws of the Kingdom of Thailand. Parties submit to the jurisdiction of Thai courts for disputes arising from the engagement.

Dispute resolution

We seek to resolve disputes amicably. Clients should raise concerns with client services first. If unresolved, disputes may proceed to mediation or to Thai courts as specified in the engagement agreement.
